Most projects begin with a planning application. I prepare clear, professional planning drawings for common residential projects such as:

I prepare the drawings required for the application and submit everything to your local council. If the planning officer requests revisions or clarification during the process, I handle that communication as well.
Because I work remotely, the drawings are typically produced using measurements and photos you provide, which keeps the process efficient and more affordable than traditional architectural services.
As part of the design stage, I can also produce 3D visualisations to help you better understand how the proposed extension or alteration will look before it’s built.
For interior design elements, I can also prepare electrical layout plans and wet room design layouts where required.
What Happens After Planning
Once planning permission is approved, the next step is producing a Building Regulations package so the project can move forward to construction.
At this stage, I provide a coordination service, organising the technical consultants required and managing the process on your behalf.
These typically include:

Building Regulations designers

SAP assessors
-
Drainage or build-over agreements where required

Building Control submission
Your Building Regulations designer will also carry out the measured site survey required to produce the technical construction drawings.
Rather than you needing to contact multiple consultants yourself, I act as the central point of contact, coordinating communication between everyone involved so the process stays organised and straightforward.
