Frequently asked questions

Can the planning service be completed remotely?

Yes. The planning drawing and application service is designed to work remotely throughout the UK. I explain which measurements, photographs and property information are needed, then work directly with you online and by phone.

Do you submit the planning application?

Yes. Where an application is required, I can prepare and submit it through the council portal and remain your point of contact. The council's own application fee is paid separately by the applicant.

Do you provide Building Regulations drawings?

Building Regulations design is provided by an appropriate external specialist, not by CADB directly. I can coordinate that person, the information they need and the process on your behalf.

Who carries out surveys and site visits?

A suitable local surveyor or specialist attends the property where a site visit is required. I coordinate the appointment, information and follow-up so you continue to have one central point of contact.

Do you provide structural calculations?

No. Structural calculations are completed by a qualified structural engineer. I can coordinate the engineer and the exchange of drawings and information where the project requires it.

What happens if the planning officer requests changes?

I liaise with the officer and respond to reasonable design queries or amendment requests relating to the submitted proposal. If a request materially changes the agreed scope, I explain that before further work begins.

What happens after planning permission?

The next stage is usually Building Regulations and, where necessary, structural design or surveys. I can coordinate the relevant local and specialist professionals so the project can move towards construction.
